When school board officials at Roma High School in Roma, Texas began exploring options to address the school’s leaky tile roof (which, at that point, was more than 25 years old) they initially thought they would just need a roof replacement.
However, a thorough evaluation by Dallas-based building envelope consulting firm, Amtech Solutions, Inc., revealed that it was more than the roof that needed addressing. Due to leaks caused by the roof’s improper water diversion management, water was permeating into the school building’s walls and causing widespread deterioration.
“When you see water running down the wall, immediately you think the problems were only with the roofing,” said Amtech Solutions’ Mike Hovar in Roofing magazine. “Once we got a closer look, it wasn’t just the roof, but the walls, the drainage over the walls. No one had any idea how bad it was.”
With this discovery, what was originally supposed to be a routine roof replacement became a large-scale building restoration project that had to be carried out in three phases. In the first phase, the school’s deteriorating walls and windows were restored. In the second phase, the new roof was installed.
